Automate Your Craigslist Rental Listings with AI

Stop retyping listings and re-uploading photos, let AI answer Craigslist inquiries with you approving replies, and carry applicant details into the lease.

The Resida Team · Published

You can't make Craigslist post for you, but you can automate almost everything around the post: writing the listing once, filling in the form, answering the same questions, tracking who is where, and turning an approved applicant into a lease. The form is where a lot of the time goes. If you rent often, you have retyped the same bedroom count, rent, pet policy and parking note into a form more times than you can count, and re-uploaded the same photos.

Start where the time goes: the listing form

Posting a rental by hand means opening the housing form and typing the title, rent, deposit, availability date, bedrooms, bathrooms, pet rules and description. Then you pick the photos again and upload them, and do the same on Facebook Marketplace. When the unit turns over a year later, you dig for the photos and last time's wording.

The fix is to keep the unit's details and photos in one place and fill the forms from there.

With Resida: the unit's description, photos and details are saved on the unit, so every later listing for that unit starts from them. You write them once, add the rent and availability for this vacancy, publish the listing in Resida, and choose Post to Craigslist and Craigslist's housing form opens already filled from the listing, photos included. You read it over and press Post yourself. The same listing fills Facebook Marketplace's form too, so you aren't copying and pasting between sites. Next vacancy, the description and photos are already on the unit: you update them, you don't rebuild them. Filling the form needs a computer with Chrome and the Resida extension.

Let replies land in one place

Every post brings the same questions: "Is it still available?", "Do you take pets?", "What's the deposit?" If they arrive in your personal inbox and text messages, they get lost in your day.

Use a contact address that feeds a lead list rather than your own email. In Resida, you copy the listing's Resida email into Craigslist's contact field (Resida's setup guide has you sign out of Craigslist first so you can choose the contact address), and replies show up as leads in your pipeline, each with its own message thread.

Let AI answer the first questions, on your terms

Most first replies are answerable from the listing itself: rent, fees, pet and smoking policy, lease terms, utilities, move-in cost. That is exactly the work an AI assistant should take. What matters is how much control you keep.

With Resida, the optional leasing assistant:

  • Answers from your listing. Questions about rent, fees, pets and terms are answered from your listing and your playbook.
  • Sends a scheduling link. Prospects pick their own showing time, so there is no back-and-forth over days and times.
  • Hands you what it can't answer. If a prospect asks for an exception or something the listing doesn't say, the question comes to you, and the assistant carries on once you answer.
  • Stays out when you step in. If you message a prospect yourself, the assistant doesn't also answer, so they never get two voices.

You choose how much it does alone

Review is a setting, not a leap of faith. Turn on Review messages before they're sent and every reply waits in a queue for you. You approve it as written, reject it, or replace it with your own message. Turn it off and the assistant replies on its own. You can set this for all listings, for a single listing, or for one lead, and pause the assistant on any lead at any time.

Teach it how you work

The assistant follows a playbook: a set of rules you can see and change. Resida ships sensible defaults. You can turn off any default that doesn't fit, reword it, and add your own rules, for all your properties or just one ("At Oak Ave, mention that street parking is first come, first served"). If a reply isn't how you'd have said it, you can tell the assistant why, and it drafts the rule change for you to confirm.

The leasing assistant is optional and is part of Resida's paid agent support.

Keep every lead in one pipeline

Once replies are leads, you don't need a spreadsheet. Each lead moves through stages: inquiring, showing, applying, verifying and deciding. You can filter for the leads waiting on your reply, send a scheduling link or an application link in a click, and see where everyone stands. Applications come in online, so you aren't chasing PDFs or photographing paper forms, and, with the reference agent turned on, reference checks can be started from the lead.

Stop retyping the applicant into the lease

The other copy-and-paste trap comes after you pick a tenant: names, contact details, household and pet information go from the application into the lease, then into the tenant record, then into rent collection.

With Resida: the move-in follows four steps: application accepted, tenants added to the unit, lease generated and sent for signing, and payments set up. The accepted application's details are proposed as suggestions when you add tenants and when you write the lease, in the forms you're already using, and you confirm or correct them. Nothing is written silently, and you aren't retyping what the applicant already told you. The lease wizard sends the lease out for e-signature, and payment setup is the last step.

The pattern is to automate the repetitive parts and keep yourself in the decisions. The decisions are who to rent to, what exceptions to make and what to say when it matters.

Frequently asked questions

Can AI post my rental listing to Craigslist for me?
Not hands-off. A browser extension can fill in Craigslist's housing form from your saved listing, photos included, and you review it and press Post yourself. That removes the retyping and the photo uploads, which is where most of the time goes.
Can AI answer Craigslist inquiries for me?
Yes. Once you've turned it on, an AI leasing assistant can answer replies to the contact email on your post, working from your listing details and your own rules. You can have it send replies on its own, or hold every reply until you approve it.
What happens when the AI doesn't know the answer?
A good setup hands the question to you rather than guessing. In Resida the assistant sends you the question, waits, and carries on once you answer.
Do I have to let the AI send messages without looking?
No. Review can be turned on for all listings, one listing or one lead. With it on, each reply waits in a queue where you can approve it, reject it or replace it with your own message.
Can I use the same listing details for the lease later?
Yes, if the listing, application and lease live in one system. Resida proposes the accepted applicant's details as suggestions for the next step, and you confirm them in the usual form.
